I had this problem. I have gig service. 10 feet from the router wireless drops to about 700. At the far side of the house, where the TV is of course, on the other side of a brick wall (faraday cage), speed was 8. To get enough speed to run the TV I installed a Netgear Nighthawk. at the position of the Nighthawk, I get 450, but I get 350 at the TV now. I went with it because it was plug and play, which is my level of expertise. YMMV,
