I renewed my lease for a year, waiting for housing markets to drop.
And they are. NYC is down 20%
Lot of people living month to month lost their jobs with the virus, more on the way.
I see a lot of foreclosures coming up in the next 6-12 months.
Fire Sale.
Banks don't want to fuck around with property, they want money.
And if you don't have enough money to cover your house payments for a year or two, the banks won't let you get in too far into the loan.

There's always a risk but Idaho has been doing terrific things.
* 2014 - passed a law banning new federal gun control and not supporting it with local resources
* 2018/2019/2020 - passed a host of pro-gun laws including castle doctrine and every adult (resident and non-resident) enjoys the right of Constitutional carry.
* 2019 - entire state is declared pro-gun sanctuary.
* Ranks second only to Arizona in 2A friendly states in the annual gun-rag polling.

Other measures I'm not remembering at the moment.

As for taxes, I did a thorough review and comparison on taxes. Idaho is overall on par with Washington, maybe a bit less. Graduated income tax capped at 7%, very cheap vehicle and gas taxes, 6% sales tax. So it depends on what your needs are. Overall I feel less taxed here than WA, even with the income tax. WA raped me on my home sale, which was not cool...

The reality is that a state has to collect taxes in one form or another.

The city of Boise is left of center and elected Democrat leaders. I think one finds that cancer in most major metro areas. However, there may be a demographic change with colleges either closing or going out of business or doing more remote learning so urban living isn't a requirement. For instance, Concordia University in Boise just went under... Universities attract liberals. Remove the former and you remove the latter to a degree... Time will tell.

Unlike many major metro areas, Boise has had minimal leftist nonsense or protests. We shall see what the future holds. But I like my odds a lot better in this state than probably all or most of the former 8 states in which I've lived... And I'd far rather be in Idaho than Washington during these next decades...

Laws aren't enough, they can be changed by initiative or a simple legislative majority.

ID initiatives aren't subject to single subject, funding source identification or even coherent/relevant title restrictions.

If you don't enshrine everything you want in the state constitution, and then make changing that constitution very difficult, Boise will fuck you soon.

You pointed out the low ID population. All it would take is 5-10 years of comparable immigration that the puget sound got from the SF Bay Area to change the population and tip the state.

Learn from WA. Get rid of the income tax, ban it in the state constitution and cap all other taxes in the state constitution.

Explicitly ban gun taxes and all forms of any new restrictive gun laws in the state constitution.

I spent a bunch of time in northern Idaho last year and met with a wide range of people. Almost all of the refugees from the blue states that I met - even the white collar tech workers with money - are conservatives.

Boise is different to north Idaho, but I think Idaho has done a good job of discouraging woke Californians from moving there. The transgender laws are a good example.

My across the street neighbor just moved to Hayden, ID about a month or two ago. Basically was taxed out of his house and harassed on FB to the point where he decided to move. Great way to treat a Vietnam vet, a former 82nd member. But he was able to sell his little house for over asking and get a really nice house in Hayden that cost about half. He probably will live out his life there with like minded friends and not with the mindless around here. BTW the people there absolutely hate Californians.

Yeah but those margins are razor thin.

In 2016 Trump only got 56%.

Also, it's too late for MT to change any significant laws or alter the state constitution. They don't even have anywhere close to super majorities in the state legislature. They're basically on borrowed time and it's too late to preempt anything. As I said, MT is gone, it's just a matter of time now. Look at these numbers.

ID still has supermajorities and the governorship. They still can change their laws and lock up the state Constitution. It's the difference between 5-10 years and 100 years. 56 percent was huge considering Hillary got 32 percent.
Gianforte (R) had 118,000 votes in the Republican primary (53 % turn out)
Cooney (D) has 81,000 votes in dimwitcrat primary, 55 % turn out.
Both records for voter turn out in a primary for Montana.

Change the state constitution to lock gun laws forever. Oh that's right, they can't.

Majorities aren't enough. And with that tiny population it would take only a few years of concentrated CA/NY migration to fuck that state fast.

WA got gun law preemption passed by the skin of their teeth a few decades ago. But it's a simple RCW that the libs will overturn with the legislature or by initiative with a bare majority if need be. And in the meantime lib judges have been gutting it.

Another thing ID needs to change, their state supreme court. Right now all judges are elected in state-wide votes. Eventually they'll all become Boise liberal trial lawyers, similar to how WA's court is mostly Seattle liberals.

WA Sen Mike Padden had a plan to fix that by spreading the court out into districts across WA so Seattle would never get more than 1 judge. But his bill has no change of passing the state legislature.

As it is now, MT(which has the same problem), cannot change this either because the governor would veto that bill.

ID could not only pass a law, they could make the change permanent in the state constitution then lock up the ability to edit the state constitution with a crazy high vote requirement.

Gifford Law Center gives Montana an F grade, I'm good with that.
As it stands, we have the most permissive state gun laws in the USA. I believe Idaho and AK ar right up there too.

WA has better carry laws than MT, and that's BS considering all the shitty gun laws we usually have.

In WA, we can carry concealed or open into most government buildings, all financial institutions and into the all-ages area of restaurants and pubs. In MT, people can't do that. Also, local cities and counties and other entities can restrict carry in certain public spaces, something WA towns and entities cannot do.
