Right now is the best time to have your house ready for market. March and April are typically the hot months to sell. That said, we put our house in Kent up in early October, but that was 2020. Multiple offers came in within just a few days. Your real estate agent should be discussing strategies and options with you to prevent the headache you just experienced. I'm not sure if the market there has cooled off in the last few months or if it's still highly favorable to sellers.

No, it seems like it’s a good time to sell….I just meant the delay could lead you to find something on the other end to buy, that may not have been available if you’d gotten there earlier…

Silencers are prohibited in AZ, Casey? Say it isn't so! Might change soon though. https://www.ammoland.com/2022/03/arizon ... L_CAMPAIGN) You talk to your reps yet?

No, that doesn't appear to be correct. Per the article, "The current state of the law in Arizona is that gun mufflers, silencers, suppressors, are illegal to own in Arizona unless they are legal to own under federal law." So yes, silencers are legal as long as you have ATF approval. This bill would remove that little bit about federal law, essentially making it legal from a state perspective to have a suppressor without ATF approval. Of course the feds still wouldn't like it . . . .

New York City?!? Doesn't say whether he's a transplant, or just visiting. "Hiker Rescued Twice in Two Days on Same Arizona Mountain." "What would you do if search and rescue had to evacuate you from a mountain? For one hiker, the answer was “go back and try again the next day.” https://www.backpacker.com/news-and-eve ... -mountain/

SAR callouts are not cheap...especially if air assets are involved.... you could be pushing $100K+ in a couple hours.... OR, you know, let Darwin fix it.

We need crane operators down here, the only one around is a casino dealer who bought a crane and is a moron.....he planted my pool shell on the delivery trucks roof, breaking off his CB antennae Water treatment is a big deal down here, we just installed a cascadia salt free water softener and iron/sediment filter.....all the neighbors are now asking questions and want to buy the same system. I am thinking of becoming a local distributor

Already too many commiefornians there too lol yeah Phoenix is a sprawling metropolis, you really should check out my area, not crowded (not yet anyway), no traffic and plenty of jobs....literally every single contractor I talk to is looking for people, most of the young ones down here don't want to work. My pool guy installed 12 pools last year, with a crew of three, he could easily hire 4-5 more people if there were applicants looking
