Just got a call from the city this morning --- they want to come out TODAY and verify that they have justifiable cause to inspect the property!!!! They did a drive bye yesterday afternoon but couldn't see anything from the street -- I didn't send in any pictures since the neighbor sent them in - I see the same thing he does, just from further away. I think it paid off to have three complaints about the same property hit their desk on the same day.... Edit ---- Code enforcement just left with more than enuff cause for action!!! Dumping roof tear off on the property is definitely not allowed, along with burning construction debris - they are going to check with the fire marshal for my call the other day to verify. They are going to look at maps to see if the ravine where they are dumping is actually watershed.... if it is, they said they are going to have big problems with EPA.... prepare for a reaming. They also noticed new remodeling going on..... and mentioned that there have been NO permits pulled for the property --- BINGO! --- hammer time! They weren't sure how long it would take for any action, but the process is started and there WILL be repercussions!

My guess is it will take a good bit of time for multiple departments to sign off and be prepared, but once they do, the hammer will fall quickly, and hard. Notifying them of new stuff ASAP would aid in the expedition of things...

We were all surprised at the quick response.... one of my neighbors is a construction lawyer, I checked with him and he said complain but don't expect anything --- he was amazed at the action. We feel kinda bad about fucking the new owner over... but in reality he crossed the wrong line.... no one would have gave three shits whether he had a permit for what he was doing, but burning the demo material and dumping in the yard really pissed us off. Save a grand to forgo a dumpster -- get called out for no permits... bad call.
Gotta add this --- we all filed complaints yesterday morning... yesterday afternoon Moe, Larry and Curly were out there cutting down a tree..... it was the one scorched by the huge fires the were having -- like they knew what was coming.... the inspector noticed that immediately after hearing our accounts.... many pictures taken. On a really huge note, the inspector really hit it off with my (other complaining) neighbor --- talking all sorts of gardening shit... good sign. Add too.... the inspector was really amazed at our secluded little oasis back here in the hood.... you would never know it was there if you didn't go down the driveways.... they realized how hard we are trying to keep it nice without being dickheads.

My wife and I have finally decided we need to put down our cats. They are both older and have been taking to peeing on the carpet in our bedroom. Lucky for us it is only in once place, but the litter box has been 10 feet away in the bathroom. Over the last year it has been just a once every two months kind of thing, which still sucks but it was manageable. To lately it has been an every other day thing. One sleeps all day in my son's room, and doesn't move around much, even has trouble getting onto his bed. My son is sad, and bummed out. He likes to listen to books on tape and snuggle up next to the cat. But I'm tired of dealing with the mess and smell. We have a kid on the way and my wife and I don't want to deal with cat pee smell for the new baby. It suck. My wife found a mobile vet that will do it in home, so that helps a lot. Either way you slice it it sucks.

That sucks man... Putting down a loved one isn't easy. That's cool about the in-home vet too. We have had to put down a few of our cats over the years, and that drive to the vet is terrible... On both the kitty and us.

Finally selling a house I own in another state. In the decade of ownership, I estimate I've lost somewhere around $30 to $50 thousand dollars in actual out-of-pocket losses. Bad tenants evicted, vacancy periods. Damage repairs, and maintenance. It was meant to be a great investment that instead became a money pit. And in a location that just failed to appreciate due to military drawdowns (huge military economy) and builders overbuilding the market.
By a miracle, it's selling. I have another $1000 in repairs that need to be done, but it's selling. Selling at a loss. I will be selling it for less than I bought it for, factoring in 6% realtor GOUGING fees. These realtors make more on a single contract transaction, probably representing 10 hours or less of work, than I made in a decade of having funds tied up and all the risk.
My advice is that unless you live in some area where there's soaring growth, is to sell your house when you move. Holding it as a rental is a really bad idea...
I'm hoping that somehow I can write off all these loses on future tax filings...
