Here we go again. The lazy POS didn't even go to my door (RING would have sent me a notification/video). He must have actually just tossed it from his truck and hoped it got close. So it was just laying out on the sidewalk "near" my apartment. These worthless delivery people are getting so bad it might deserve its own thread.

Gonna beat you every time. They didn't even deliver mail yesterday. (yes he has mail for us) The guy just sped by!! Hilarious and pisses me off at the same time.

Realtor doesn't get 6%. Buyers agent gets 3% and sellers agent gets 3% but those are negotiable - if you didn't negotiate that's on you. Also, hard to sell property is harder to sell without a good agent.

Thanks. My son and I went on some property we own and I let him pick out the spot for us to pre dig a hole. It was good for him, and he really reflected on why he picked the area he did, and why the cats would like it. I'm glad he took it seriously. He told me he felt good knowing they had a view and sunny place to be. He said they liked to sit in his window soaking up the sun and looking outside. He's such a caring kid.

This is not my first home purchase/sale rodeo and well, yes, as a matter of fact I did negotiate. Yes I understand it's 3% for buyer and 3% for seller. All paid by seller.

The first realtor I had agreed to 2%, but did little to move the house. And I had to pay for professional pictures (most are included free). She had the house for nearly 2 years and was unable to get showings. I often thought that I had negotiated myself a bad realtor with an incentive to sell full commission houses first. So, by negotiating a lower rate, one might be creating a conflict of interest and detriment to oneself. Fired her.

Second realtor is getting his full 3%. And you cannot effectively negotiate a buyer's rate down, otherwise they will show different houses.

It's a racket. In fact, there's now a class action lawsuit in Chicago against this customary 6% extortion fee. https://www.marketwatch.com/story/big-n ... 2019-03-19

6% is absurd. What other asset do you have to pay 6% on to liquidate, in addition to taxes and other expenses? That makes houses very ill-liquid and a terrible investment for resale unless you are your own realtor and can do it yourself. For a house, which itself has upkeep expenses, in most markets it takes nearly a decade to even appreciate more than 6%. Most markets are lucky to appreciate 1-3% annually.

The Model TT radiator is beyond repair. The shop said they can’t even make one good raidiator out of the two I gave them. So gonna have to buy a new reproduction for $900. Ouch.

Yeah, my sis tried to convince me to 'just move and rent your house'..... NO FUCKING way - I've seen what renter do to houses here in the hood --- they don't give one fuck about anything - no yard work, pets, kids effing everything up --- if you care about your property - don't do it.... if you do, plan on a complete remodel. That said, my nephew in the Rangers bought a new construction in El Paso and rented it out thru a service when he moved to Georgia -- seems like that has been going pretty well (haven't heard anything bad about it). He is gonna be stationed here at JBLM and he is planning on selling the house in GA - good move in my opinion.

Sis inherited 8 townhomes that had section 8 renters ---- that was a nightmare - every unit had to be TOTALLY redone. Sis is also renting their house in Fort Collins to a doc/lawyer couple ---- you would think they would be respectable ----- they are finally gonna kick them out next month and expect to have to totally redo the house ---- what a bunch of retards.

If it is a nice property... NEVER rent it..... even to relatives.... that just makes it worse.

I got too pissy too soon.

I checked.... it's just a belt..

But.... the belt is a yr old....and it was already brittle.... ugh....

now I get to remove the other belt to get to that belt...

My house in WA was rented out (section 8) while I was in El Paso. When I came back it was a mess. The carpet did need to get replaced no matter what, but I spent 10K$ on all new laminate for the whole house. The only carpet is on the stairs. I bought all new appliances for the kitchen. The glass top stove was cracked, the handle on the micro was broken, and the dishwasher was torn up. Never again, too much of a PIA.
