 Any concrete guys here? What would cause this?

My neighbor who lives 3 houses down, has this strange cracking in his attached garage. It's almost as if the concrete is upheaving at both support posts.
Any clue? The home is 20 years old.
Also, he's looking for someone to do a tear out and replacement, PM me for his contact info if you'd like to do the job.

The entire slab floor is settling.

The footings under the support posts were probably dug down to hardpan, and are probably 2 foot by two foot by 12 inches thick, so they aren't moving much at all

The floor was probably back filled with 3/4 minus or pit run to make it level prior to pouring the floor, which is 4 inches thick or less.

There's my guess. .

That pretty much nailed it. What's the slab look like at the stem connection, has that slid down?

Stem connection looks fine. It basically stops before it reaches the edges.

He is selling either this fall or next spring. He is anal about his house and plans to repair it before selling so that the house sells "turn key".

Settling happens, I'd not be too concerned with it. But if he wan't to address it, then I would suggest doing an epoxy coat over the entire slab vs. tear out and re-pour.

A LOT of the finishing crews are adding far too much water to the concrete to make their job easier too.
Your neighbor could have somebody come out and take a core sample from the slab and have it tested, go after the builder to replace it if it isn't of proper strength.

I must have skimmed over the 20 years old part. Nevermind

Fill the cracks with AWA-GEL and then do a nice epoxy floor over the top. It will need to get a flash grind and the correct prep. My company specializes in these floors, but we only go as far south as Everett. Definitely not a DIY project though.

Ops, that is what I told him. It is not an inspection item per say, in regards to safety. But Larry is obsessed with everything being just perfect before he sells.
Waste of money IMO if he goes through with it.
